FROM A CONVERSATION TO YOUR KEYS

Six steps. One clear path.

Understand who does what, where your funds go, and how ownership is transferred.

See the process ↗
01↗

Start a conversation

Choose a property that interests you and discuss your goals with your real estate advisor.

02↗

See the feasibility

Review the home’s rental potential, expected income, operating expenses and investment assumptions in detail.

03↗

Form your U.S. company

After you decide to proceed, a U.S. limited liability company (LLC), wholly owned by you, is established.

04↗

Fund your company account

Transfer the purchase funds to your own U.S. company bank account, which remains under your control.

05↗

Close through escrow

An independent escrow/title company completes the required checks, records title in your company’s name and releases funds to the seller under the closing terms.

06↗

Receive title. Begin management.

Receive your title documents. A property management firm handles rent collection, maintenance, repairs and tenant coordination under your agreement.

A LITTLE MORE CLARITY

Good questions. Clear answers.

Start with the essentials. We can discuss the details that are specific to your situation.

Read all FAQs ↗
How does the purchase process start?+

Start with a property or a conversation about your budget and goals. Your advisor walks you through a feasibility report before you decide whether to proceed.

Who owns the property and controls the funds?+

The planned ownership structure is a U.S. LLC wholly owned by you. Purchase funds are held in your company bank account until the agreed closing transfer. The independent closing company records title in the company’s name.

Are rental income and returns guaranteed?+

No. Published figures are estimates based on stated assumptions. Vacancy, repairs, tenant payments, program eligibility, taxes and market conditions can affect actual results. Government-assisted rent is a separate income component, not an unconditional guarantee of the total rent.

How are net rental income and cash flow calculated?+

Expected rent combines assisted rent and the tenant’s share. We subtract management, utilities, monthly insurance and taxes, plus any entered maintenance and vacancy reserves. Net income is before financing and income tax; cash flow also subtracts the mortgage payment. Closing costs and unentered expenses are excluded.
